2. Nature of the Site and Our Services

The Site provides general information about Company's land acquisition and disposition activities and allows visitors to submit property information, request a cash offer, or register interest as a prospective buyer, builder, or developer. The Site is informational and does not itself create any binding obligation between you and Company.

No content on the Site constitutes an offer to purchase or sell any specific property. Any purchase, sale, or assignment of real property or of a contractual interest in real property will only become binding upon execution of a separate, written agreement signed by the applicable parties.

3. Not a Real Estate Brokerage

Company is not a licensed real estate broker or agent and does not provide real estate brokerage services through this Site. Where Company markets a property in which it holds an equitable interest under a contract for purchase, Company is marketing its own contractual interest and is not acting as an agent of any property owner or seller. By submitting information through the Site (including property details, contact information, or buyer/builder criteria), you represent that the information is accurate and that you have the right to share it with us. We may rely on the information you provide without independently verifying it, and you agree to update us if it changes materially.

Submitting information does not obligate Company to make an offer, and does not obligate you to accept any offer that may be made.

Company's total liability for any claim arising out of or relating to the Site will not exceed one hundred dollars ($100).

11. Governing Law and Disputes

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-laws principles. Any dispute arising out of or relating to these Terms or the Site will be resolved exclusively in the state or federal courts located in Charlotte County, Florida, and you consent to the personal jurisdiction of those courts.

13. Severability
